Here’s What We Provide

Residential Repair & Restoration

Since 2020 we have been actively expanding our services to provide residential home repairs and renovations including wood siding, exterior & interior painting, residential carpentry repairs, and drywall/plaster work. We provide seasonal maintenance as needed such as gutter cleaning, roof raking, ice dam removal and prevention  and seasonal weatherization. 

As architects, (unlicensed), we are available for project consultation such as how to navigate a project, best building practices, permitting and planning expectations, and design expertise. 

Document & Cost Review

Since 2016 Building Ventures Company (BVCO) has played a supportive role to identify and mitigate construction risk for lender representatives across the country during Preconstruction of a commercial project. In this process, BVCO will review and comment on zoning, permitting, development drawings, ADA accessibility, civil surveys, contracts, consultant agreements, project delivery and commissioning.

During contractor budget review we will identify items of risk to support the lender, including regional market-cost relevance, life cycle costs, hard/soft contingencies, proper use of lien waivers and exterior wall/roof assembly penetrations, HVAC components and building envelope.

 

Property Condition Assessment

The Property Condition Assessment provides an extensive and thorough visual examination of a building and its components to identify a financial or life safety risk associated with its physical condition. The process includes a sit-down interview with appropriate staff to discuss various maintenance practices, capital expenditures at the property, and discuss ongoing problems with various building systems. A detailed assessment is then drafted to report our findings prior to closing a real estate transaction.

Inclusive in our reporting is a Capital Reserve Analysis, which identifies immediate repairs and outlines the replacement of various building components during the life of the loam term. 

Construction Phase Monitoring

We are often the eyes and ears for the development team during the construction or renovation of a building. Periodic site visits allow us to determine if a project is on schedule and being completed as intended. We verify if requests for payment from the contractor are commensurate with progress in the field. Close communication with the lender and borrower is critical during this process. 

During close-out procedures we ensure that all workmanship letters and warranties are issued and complete.
